Globally, the ratio of buildings based on size is heavily skewed towards smaller structures, with the vast majority being low-rise. There are significantly fewer mid-rise and high-rise buildings.
In Singapore, most low to mid rise buildings are above the aged of > 30 years. It is costly to retrofit buildings with commercially matured solutions.

Collaborating as a consortium with our partners, we thoroughly assess our clients' buildings, helping them understand their existing systems and current efficiency.
By actively listening to their concerns, we assist them in developing a tailored action plan. This plan categorizes problems and solutions into: Primary, Secondary, and Recommended. This structured approach allows our clients to focus their budget on critical items and strategically plan their future initiatives through manageable, incremental steps.

Spacial Demand
Detection intervals adapt to human activities, adjusting based on the intended use of each area. The system captures this granular data, enabling it to fine-tune controls and cater to the specific needs of the space.
Operational Demand
Certain areas within a building are governed by specific operational requirements: some cannot be switched off, others must maintain a certain level during operation, some cannot be switched on by sensors, and some are even mixed-use. Leveraging on multi-threading, our system processes diverse inputs to operate effectively before, during, and after operational hours, as well as during occasional events. This ensures controls precisely meet the illumination and cooling demands of the space.
Efficiency Demand
Our system offers the flexibility to group, re-group, shift, remove, and add lighting, HVAC equipment, or TerrAi integrated controllers at any time, without incurring major programming or engineering costs. This enables adjustments for more granular control, essential for meeting the highest demands in energy efficiency.
Fault Reporting
TerrAi's system automatically detects and reports all faults, even in integrated devices. These reports are immediately sent to relevant recipients, including building owners, facility management, and servicing contractors. By pinpointing the exact location of failed devices on the floor plan, it ensures repair teams receive clear, actionable instructions.
